THE CLEAN NEEDED TO BE COMPLETED WITHIN 20 HOURS OF THE BUILDING’S GRAND OPENING NIGHT CELEBRATIONS.

Challenges

  • Necessary approvals and strict completion requirements due to upcoming event.
  • Extensive planning required; Elevated Work Platform hire, shift work hours and safety management planning.
  • Short notice and a tight deadline for the 30+ storey building.
  • Complex anchorage system for rope access technicians, who were necessary to engage for the clean to be completed.
  • Internal foyer track system needing rescue standby personnel.
  • Without previous work completed on the property by the company, rigorous Work Health and Safety procedures were required.

Solutions

  • We utilised our highly trained supervisors and team members to conduct the cleaning, management and planning.
  • During all suspended works, a standby rescue team were on hand, lead by one of our level 3 rope access technicians.
  • We liaised with client to overcome time restraints required work hours by working in multiple shifts spread across our team.
  • Without anchorage, a compliant rigging system was devised and implemented by one of our level 3 rope access technicians.
  • All of the required Work Health and Safety documentation, site plans, Safe Work Method Statements, and permits were facilitated.
  • The opening night attendee’s comprised of both Mirvac and Government representatives, as such; we ensured complete customer assurance and satisfaction at the completion of works.

Zig-Zag Towers

ZIG-ZAG TOWERS OR THE ‘DANCING TOWERS’ DUE TO THEIR WAVE-LIKE CHARACTER, ARE THE TALLEST AND HIGHEST LEANING TWIN TOWERS IN THE WORLD.

Challenges

  • 140m vertical sections, spanning upwards with complex façade and intricate glazing panel design.
  • Our work teams had to scale up and down in size frequently.
  • Extreme environmental working conditions – heat, dust storms and swirling winds.
  • High-level and comprehensive equipment inventory requirements.
  • Actual condition of façade after years of degradation VS clients expectations.
  • Without previous work completed on the property by the company, rigorous Work Health and Safety procedures were required.

Solutions

  • Supply team size of 14 technicians – 2 Safety Co-ordinators – standby rescue and Rigging crews.
  • Hand held anemometer assessing weather conditions every hour to gauge weather conditions.
  • Specialised and custom access equipment supplied and installed to handle the access challenges of the project.
  • Two stage façade washing with initial and final clean proving the optimum option to meet client expectations.
  • Means and methods of maintenance rehearsed to ensure teams work in horizontal formation.
  • Working times commenced at sunset to avoid extreme climate conditions.

Sky5, working in collaboration with height safety equipment supplier Sayfa Systems were engaged to undertake a major overhaul of the existing access systems used to maintain the glass atriums at Greensborough Plaza Shopping in Melbourne’s northern suburbs.

SKY5, WORKING IN COLLABORATION WITH HEIGHT SAFETY EQUIPMENT SUPPLIER SAYFA SYSTEMS

Challenges

  • The existing fall arrest system required workers to have a high degree competency and required ongoing maintenance and annual certification.
  • The new systems had to be integrated into the pre-existing access walkways.
  • Working adjacent to brittle and fragile surfaces during the installation process.
  • The movement of materials from delivery vehicles to the required locations on the roof.
  • Working under an extremely tight deadline while trying to ensure the least disruption possible to the busy centre.
  • Working with the many various cured roof sections across the shopping centre.

Solutions

  • A specially designed guardrail system was designed to be retro-fitted to the pre-existing walkway to provide safe access to the many glass atriums throughout the centre.
  • Removal of the fall arrest system greatly reduced on-going certification and maintenance costs.
  • By using a custom designed fall protection net we removed the risk of falls through the glass atriums during the installation process.
  • The newly installed guardrail system requires less user competency, thus enabling workers to easily access problem areas much more quickly, efficiently and safely than in the past.
  • Pre-zoning of the roof areas to enable accurate labelling of the material packs, ensuring the materials were correctly placed over the roof area.
  • By using a small Tele-handler to off load materials allowed us to safely and effectively navigate the numerous multi-level car parks.

Lend Lease engaged Sky5 for a Major Roof Safety upgrade in 2014. Due to the scale of the requirements and number of roofs and volume of materials the project was split into 3 phases, to be scheduled over 2 years, with completion due mid 2016.

  • Site Safety controls as Principal Contractor undertaking High Risk construction activity.
  • Our work teams had to scale up and down in size frequently.
  • Designing access to Cooling Towers was required as nothing existed to date.
  • Rigorous Workplace Health & Safety (WHS) reporting requirements.
  • Independent Quality Assurance processes needed to be developed and documented.
  • Significant amount of time and resources working near or on fall edges installing guardrail.
  • Liaison with over 15 Retail tenancies was required for crane and materials movements.

Solutions

  • Our Solutions involved its own unique extranet portal to engage stakeholders with real-time updates inline with requirements of AS 4801 Accreditation in Occupational Health and Safety Management Systems.
  • Daily news feed ensured Stakeholders up to date with progress.
  • Extranet portal facilitated all site record keeping and documentation in a simple to use format that notified all parties of progress.
  • Anchor capping system – first of its kind within the Australian Fall Prevention industry.
  • Unique methods of using temporary 2 – person rated lifelines was used, attached to permanent anchoring systems that were later capped to ensure that the risk of an unauthorised users was removed.
  • Sayfa Systems (manufacturer) conducted a detailed Quality Assurance program with 100%  compliance.

THE PROJECT COVERED A FOOTPRINT OF 15,000 SQUARE METRES WITH A SKYPARK BUILT WITHIN. THE COMPLEX IS THE LARGEST OF ITS TYPE IN THE SOUTHERN HEMISPHERE.

Challenges

  • Safe access needed to be provided to workers throughout the landscaped gardens.
  • Extra care needed to be taken with Centre piece atrium glass roof and mirrored skylights.
  • Working with architects and designers ensuring functionality and practicality.
  • Multiple system requirements for rope access and fall prevention.
  • Large scale project with tight construction deadlines and multiple activities.
  • Extensive list of value add requirements.

Solutions

  • All systems fixings cast-in, improving safety and performance of rope access systems, providing cost savings to the ongoing maintenance of the systems. Systems require 5 year detailed inspection requirements as per AS1891 and AS4488 not annually providing a reduction in going maintenance costs.
  • Mechanical fixings and through bolted anchors throughout atrium glass structure.
  • Engineered custom bollards for landscaping areas cast in to slab, allowing for 400mm of soil, these multi-directional system allow or fall prevention and rope access use.
  • Construction project manager assigned dedicated to schedule.
  • Unique dual purpose anchoring system cast-in on residential towers roof areas, for immediate use by construction, providing workers with an engineered solution during construction.
  • Methodically tick off all value add requirements and live updates with stakeholders.
